Land Development Questions

What is the process to develop land in the City of Castle Pines?
The first step in the development process is to attend a Pre-submittal Meeting. A Pre-submittal Meeting Application is available online. Pre-submittal meetings afford Staff the opportunity to provide general comments on the feasibility of the proposal, discuss the specific land use procedure and fees required to process and review the application(s). The specific land development process will depend upon the type of development proposed, the location of the proposed development, and the applicable zoning resolution requirements.

What are the development review fees?
A Development Review Fee Schedule is available online. The specific land development review fee will depend upon the type of development proposed.

What is the Site Improvement Plan process?
The Site Improvement Plan (SIP) requirements can be found in the Douglas County Zoning Resolution, Section 27. Site improvement plans are required for any use other than detached single family residential developments. Please contact the Community Development office at 303.705.0225 or 303.705.0226 for specific requirements for site improvement plans. The general requirements of a SIP includes: site plan, landscape plan, lighting plan, building elevations, grading plans, drainage plans, GESC plans, and engineered site construction plans.

Sign Permit Questions

What is the process to get a sign permit in the City of Castle Pines?
All applicable signs located within the City of Castle Pines North are required to be permitted and must comply with all applicable requirements for zoning districts in which the sign permit is issued. Signs within a Planned Development district shall be in conformance with the appropriate approved development guide.

Sign Permit Requirements
The City requires sign permits for all signs that exceed six (6) square feet in area. A sign permit will be required at any time the sign area is increased. The sign permit process is as follows:
  1. Fill out a Sign Permit Application
  2. Submit the application with the following requirements:
    • A dimensioned drawing showing sign message, sign construction, and a site plan showing location, setbacks, height, and sign area of all proposed and existing signage
    • Letter with landlord approval
    • Amount of Total Project Cost
    • Appropriate Fee determined by planning staff (based on the following: $20.00 base fee + $1 per square foot + 50% of the total Project Cost)
  3. Community Development planning staff will review the sign permit application for accuracy and conformity and will determine approval status.
  4. Once the sign permit has been approved and issued, a sign inspection is required after installation.
Note: An electrical permit is required by the Building Division if the sign is illuminated. An illuminated sign is separate and distinct from a sign permit. A sign permit will not be released until an electrical permit has been issued for the address and there is verification of the ability to control the signage lighting.

How much does a sign permit cost?
There is a $20.00 base fee + $1 per square foot. In addition, the Castle Pines will assess a Use Tax (2.75 % of the total sign cost (material and labor).

Seasonal Use Permit Questions

What is the process to get a seasonal use permit in the City of Castle Pines?
The City of Castle Pines requires seasonal or temporary uses and accessory structures to be permitted in accordance with City of Castle Pines Zoning Resolution – Section 22A. Seasonal uses include Fruit or Vegetable Stands and Christmas Tree Sales Lots.
